London Lane

High End Apartments Hackney

Project Summary
Our London Lane project consisted of the part demolition of two existing industrial units whilst retaining the original front façade, then extending the building up two floors and out to the rear forming a total of 5 large apartments and roof terraces. All constructed on an extremely tight Hackney street site. 

Following demolition and façade retention work, we undertook piled foundation work, new steel frame and masonry structure work and timber frame installation to the new upper floors. 
Once the shell and core completed we installed aluminium windows and doors finished in a PPC Ral colour and supplied by SMART systems. The remaining external finishes consisted of imported charred sugi bann timber cladding, contemporary grey brickwork to the rear extension, and yellow bricks to the side extensions (to match original front façade).The roof areas were constructed from a ply base deck with Thermaroof TR26 insulation, overlaid with a sarnafil reinforced membrane and finished with a synthetic grass system and hardwood timber deck. 

Internally the apartments have been finished with engineered oak floors, purpose made over size fire doors and solid oak stairs. Bespoke kitchens were designed and supplied by the client directly and fitted by our team and high specification glass tiling with clear resin grout joints were installed to all wet room and bathroom areas. The decorations and wall finishes throughout were well thought through using a combination of brick slips and wallpaper feature walls alongside crisply painted walls and ceilings. 

 

Delivery Method 
The scheme was competitively tendered to a pre selected list of three contractors through a single stage. The works were delivered through a JCT Standard contract. 

We used a combination of our own direct local labour and selected sub contractors to undertake the work. Our site management team consisted of a Senior Project Manager, visiting contracts manager, quantity surveyor and site assistant.
