Hilbury Farm

Four House Development

Project Summary
The Hilbury farm development consisted of 4 large high specification family homes in Warlingham South London. 
Originally the construction work began under another building company, however this company went into administration midway through the project. BMR construction were recommended to the administrators by a client monitoring surveying company who we had previously worked under.

Initially we assisted the administration in collating surveys of the existing state of progress including works completed, materials on site and suspected “risk / defective” work. This schedule was then priced as a schedule of work and taken forward into a JCT Intermediate contract. 

BMR took possession of the site and completed the following work internal work packages which were at differing stages of completion within each property. Internal joinery and kitchen fit outs, floor tiling and bathroom fit outs, Oak beam structure completion and window completions. Full decorations throughout each property and the completion of the M&E services.
Externally our works included the installation of site wide drainage and incoming utility services, roof completions, PV completion and full external hard and soft landscapes. 

Delivery Method 
The scheme was negotiated directly with the administrations surveyor. Following agreement on price and scope we entered a JCT Intermediate contract based on the agreed schedule of works and original design drawings. 

We used a combination of our own direct labour and specialist sub contractors to undertake the work. This also included the re employment of some of the original sub contractors and supply chain. Our site management team consisted of a Contracts manager, Site Manager and visiting Director.
